The "Parrots' Perch" one bedroom rooftop suite is for the adventurous fun seeker. Slightly rustic and basic, but fully functional with brand new furnishings and appliances -- affordable and fully equipped for your unique Playa holiday.

Described by my guests as the "most unique" condo on 5th St.

Newly constructed this year with authentic mexican palapa roof, large ensuite bathroom with double shower and imported orthopedic Queen bed for those blissful nights of slumber. There is a mosquito net above the bed.

Peek-a-boo views of Carribean and the night lights of Cozumel and the cruise ships from your kitchen.

The bedroom is enclosed by windows all around and a locking sliding glass door. Bathroom is ensuite to the bedroom and has double shower, sink and toilet. Bedroom and bath are walled, windowed and under a beautiful Balinese style Palapa roof. There is a heavy duty safe within the locked bedroom for your valuables, etc.

The locking sliding doors lead out to your living room, which is actually your outside sundeck patio, sunbed, plants and kitchen table.

The kitchen is fully equipped with hotplates, electric frying pan, full size fridge, sink and microwave. Appliances all new as of March, 2007. Kitchen is enclosed by windows on one side, open to the patio on the other and covered by a 2nd palapa. This half open plan is fun, functional and brings the outside in, and vice versa.

* Please note there is no air conditioning in this unit but it is equipped with fans. If you are looking for Americanized luxury, this is not the condo for you. If you are adventurous and appreciate uniqueness, affordable prices, and the real Mexico, you will enjoy this experience like no other!!!

Low Season (3 night minimum): $45/night ... $250/week ... $800/month
Mid Season - Nov 15 to Dec 20 and Apr 15 to May 15 (5 night minimum): $65/night ... $350/week ... $975/month
High Season - Jan 6 to Apr 15 (5 night minimum): $85/night ... $500/week ... $1600/month
Holidays - Dec 21 to Jan 6 (10 night minimum): $125/night

* Prices are based on double occupancy. The condo sleeps a maximum of 2.

* There may be nominal fee for check in or maid service, depending on season and/or length of stay.

Deposit and Cancellation Policy

Deposits are subject to nominal Visa and Mastercard fees through PayPal. We have found PayPal to be the best method of payment for protection of all parties and ease of transaction.

First two nights deposit due at booking time. If reservation is cancelled, this deposit is nonrefundable. Remaining balance is due 60 days prior. If reservation is cancelled within this 60 days, first 2 nights are nonrefundable and the remaining will be credited based on the rebooking of the suite.

Note: For longer stays, this policy will be adjusted to a larger deposit at booking time. The rest of the policy remains the same.

The "Parrots' Perch" condo may be rented with the "Treehouse" as a large 2 bedroom condo.

Low Season (3 night minimum): $95/night ... $500/week ... $1600/month
Mid Season - Nov 15 to Dec 20 and Apr 15 to May 15 (5 night minimum): $140/night ... $800/week ... $2200/month
High Season - Jan 6 to Apr 15 (5 night minimum): $170/night ... $1150/week ... $3750/month
Holidays - Dec 21 to Jan 6 (10 night minimum): $250/night

* Prices are based on occupancy by 4 guests. The "Treehouse"/"Parrots' Perch" 2-bedroom condo sleeps a maximum of 6 - add $10/night for each extra person.
